1. Are you a licensed contractor?
Yes, we are classified by the state as a "shed
manufacturer." Rest assured, I have workers compensation and
liability insurance. (return to

2. Will my shed require a building permit?
Most of the sheds we install do need one, municipalities do have
size and set-back restrictions. To be safe, call your local
building department to find out your communities regulations.

Will I need to pour a cement slab or make some other type
of foundation?
Usually not. Our sheds include a built-in floor which we elevate
on cement blocks and treated runners. This is sufficient for
almost all shed uses. There are some uses, such as a backyard
office, where I do recommend you arrange to have a slab or
sunken piers installed before we deliver your shed. If you do
install a concrete slab or foundation, The classification
will change to a permanent structure and will affect your
appraisal and taxes.

4. Will my shed need to be anchored?
No. Unlike metal sheds, ours are very heavy. They won’t be
affected by the wind or other weather conditions. Another benefit to remaining “portable” is that
your shed won’t require additional property taxes.

5. Will my shed need to be painted?
No, we paint or stain wood sidings and install vinyl siding so
your shed is ready to be set in place and carefree from the
minute that it is delivered.

6. How will you get my shed into my backyard?
Your shed will be delivered completely assembled and placed in
your backyard. If access to your site location is not possible we may be able
to deliver it pre-fab and assemble it on site at an additional
cost to offset labor costs. (return to top)
7. How much space is needed to assemble the shed in my yard?
My installers need 18" of clear workspace around the shed. If
you need your shed placed against a fence or wall, we may be
able to move it in place after the shed is built.

8. What if my spot is not very level?
We can level your shed with blocks and shims up to 12 inches. But
if you slope is greater, you will need to have the spot leveled
in advance.

9. Do I have a choice in the placement of door, windows,
shelving etc.?
You can have them placed almost wherever you choose. We’ll
assist you with these decisions when you place your order.

10. Can I buy
an Outback Creations shed kit?
Yes, but only available with T-111 or cedar siding. Vinyl siding
would require experienced siding installers to complete the

11. Can I provide my own doors and windows and have you
install them for me?
This often creates more problems than any money it might save.
We will try to work with you making a decision but there will an
extra charge if the change requires additional labor or
materials. Standard window or door price would be deducted form
final cost of building.

Yes, if it is available to us locally. There would be
adjusted charges for the difference in material and labor.

Yes, we can build almost anything that you may like providing
that it falls within our size limits.

Perhaps. They are dealt with on an individual basis.

Our backlog varies from 2 to 4 weeks if we don't have one in
stock.

16. Is there sales tax on the total price?
Yes. The State classifies our detached,
free-standing sheds as “personal property” rather than “real
property.” They require sales tax to be collected on the total
price the same as any taxable item you would purchase at a

17. Why do you require a 50% deposit to reserve a building
date?
We have 70-80% of the total cost of your building invested
in your building including material and labor. We try our best
to meet the deadlines in our contracts. We also run a tight schedule and are
often booking weeks in advance. Your deposit assures me you’ll
be ready on your assigned date, and covers our costs if you
cancel or postpone at the last minute. We don't want buildings
to be built on speculation, it is too costly and requires too
much real-estate to store such buildings.

so I’ll know what my options are?
Yes, but I charge the $50 fee if we perform this service in
advance of your order. When you do eventually place an order, I
will then credit the $50 toward your purchase.
